Our estimating team reads the drawings and the Division 07 spec, measures the takeoff, prices the work from our own unit-cost database and sends a proposal you can put straight into your bid form. Nothing goes out without an estimator's sign-off.

01 Takeoff
Measured from the drawings.
We read the roof plans, sections, details, mechanical sheets and the Division 07 spec, then measure every area, linear foot and penetration. Before anything is recorded, the scale is checked against a known dimension.

02 Unit pricing
Priced from our own database.
Each line is priced from our own unit-cost database: material with waste, labor by crew productivity, equipment and mobilization. Cost and margin stay separate, so a change in one never hides in the other.

03 Proposal
Formatted to your bid form.
Scope, system, membrane and thickness, insulation and R-value, flashing and accessories. Alternates and exclusions listed. Warranty terms stated. Formatted to your bid form or schedule of values.

04 Sign-off
Approved before it leaves.
An estimator approves every quantity and every price before it leaves. Addenda are compared line by line, and every revision is kept, dated and named.
